Coastal development in Costa Rica has ceased to be a secret, transforming instead into a global magnet for premium investment. Within this dynamic environment, the Luxury real estate in Jaco stands out as one of the most fascinating cases of transformation in the Central Pacific. What was a small, rustic surf town three decades ago has positioned itself today as a world-class luxury destination.
To understand the complexities, history, and future of this region, we spoke with Brooke Rochester, co-director of Pacific Properties, a pioneering family firm in the area. With over 30 years of deeply rooted history in Jacó and 15 years of professional experience in the sector, Brooke shares a unique perspective where traditional ethics merge with new-century tools.
From dirt roads to a luxury destination: The evolution of the luxury real estate in Jaco
The evolution of the Costa Rican Central Pacific has not been accidental. As previously analyzed in our article regarding real estate investment in the Southern Zone and its keys to development, legal security and infrastructure are indispensable catalysts for sustainable growth. Jacó has traveled this path at an accelerated pace.
I have been in Jaco since I was 5 years old and have witnessed the transformation first hand, when we first moved to Jaco in 1992 over 30 years ago there were dirt roads, lots of fields, a couple local spots, stores and schools, although there has always been an incredible community —that I’m proud to say remains today— I have witnessed exponential growth especially in the last 10-15 years.
This exponential growth has sophisticated buyer demands, raising the standards for construction, connectivity, and services, and completely transforming the profile of investors looking to settle on the Costa Rican coast.
The heritage of a pioneer: Relations and humility within the luxury real estate in Jaco
Success in the real estate market in Jacó is not built overnight. Pacific Properties was founded by Daphne Rochester, Brooke’s mother and one of the foundational figures of private brokerage in the region. Scaling from administrative roles to the leadership of the firm gave Brooke a comprehensive vision and a deep respect for the profession.
My mom has been a pioneer in the Real Estate industry here and founded one of the very first private firms to be established in Jaco, having started as a secretary and worked my way up over the last 15 years has taught me that relationships and humility are a huge part of what make an incredible agent, it’s important to stay true to who you are while staying in tune with local nuances
Likewise, Brooke emphasizes a vital corporate principle in complex markets: the impossibility of knowing everything and the necessity of joint specialization. “it’s really important to create alliances within the different industries related to Real Estate to offer clients a safe and informed process from start to finish” she adds.
Traditional ethics versus new-era marketing
In the era of automation and artificial intelligence, the real estate sector runs the risk of becoming dehumanized. However, in a decentralized environment like Costa Rica’s, technology must be a vehicle, not the main driver. Brooke’s philosophy perfectly balances both worlds.
“Given the countries decentralized market a big part of our knowledge comes from direct experience and relationships, there’s a lot of information you just can’t know from looking it up online here, although we are a fan of what technology can do to help reach people, we believe that it’s meant to be a tool and can never replace human knowledge & intuition”
The golden rule for investing successfully in the luxury real estate in Jaco
Acquiring an exclusive property in the Central Pacific requires rigorous due diligence. Unlike North American or European markets, the lack of a centralized data platform (such as a traditional MLS) makes local experience the most valuable asset.
Just as sustainable development in Costa Rica represents the smartest long-term strategy rather than mere philanthropy, choosing a qualified real estate advisor is the most strategic financial decision to mitigate risks.
Brooke establishes very clear criteria to identify an ideal professional in the real estate market in Jacó:
-
Proven track record: Work exclusively with agents who have a minimum of 10 years of active, on-the-ground experience.
-
Language and cultural proficiency: The advisor must speak the local language to successfully navigate municipal and legal subtleties.
-
Legal compliance: It is mandatory for the agent to be duly registered with the General Superintendency of Financial Entities (SUGEF).
For over 10 years both my mom and I have been official court translators for Garabito offering an added layer of insight and experience, we know what it looks like when things go wrong because of incorrect information & improper guidance.
Financial transparency: The role of Escrow services
For international investors, certainty in the handling of funds is the pillar that supports the entire transaction. At this point, neutrality and legal rigor become non-negotiable.
Escrow services have become invaluable to us as they offer transparency and protection to all parties involved, we don’t recommend ever closing on any kind of property without the use of an escrow company!
The use of a secure ecosystem, backed by trusted firms such as Pura Vida Escrow & Trust, ensures that the closing process is executed with absolute impartiality, protecting the buyer’s capital and the seller’s rights under the Costa Rican regulatory framework.
