The real estate market in Costa Rica is undergoing a fascinating transformation. Understanding the dynamics of commercial real estate investment is essential to navigate this landscape, as explored when analyzing the keys to the national market or examining the precision required in areas like Jacó. To delve into this topic, we spoke with Wagner Loría, an expert with over two decades of experience in hospitality and real estate.
Evolution and Trends in Commercial Real Estate Investment
The profile of those betting on the country has changed drastically. Today’s investor seeks high-level experiences where connection with the environment is the protagonist.
As Loría details: “It is an increasingly ultra-luxury and wellness investor profile that demands immersive experiences of contact with nature and well-being; close treatment and authentic connection continue to be the motor, along with water and mountain activities”.
This evolution demands a multidisciplinary vision. By integrating corporate knowledge with local operations through My Realty Butler, a strategic connection is achieved. Loría explains that international franchises act as proven distribution channels, especially for the North American market, facilitating the development of unique destinations that, without this local leverage, would struggle to develop independently.
Critical Challenges and Off-Market Security
Commercial real estate investment entails high technical complexity. The biggest obstacle is usually uncertainty, which must be mitigated with professionalism.
Regarding the challenges in closing deals, the expert points out: “The main challenge they encounter is transparency; this is reduced with a reliable legal and financial team with a track record in commercial transactions in the country”. Furthermore, he warns that the lack of clear classification for commercial real estate activity makes it imperative to have the backing of chambers and authorities that regulate the sector.
For off-market operations, discretion is non-negotiable. Loría emphasizes the use of control tools: “Especially a fortified NDA that allows for the transparency and trust to share sensitive and necessary information for the required verification by the parties”. He also highlights the importance of having bank recommendation letters to validate the investor’s solvency.
The Role of Escrow in Commercial Real Estate Investment
When managing large-scale assets, the legal security of funds is the pillar of trust. Commercial real estate investment should not be exposed to unnecessary risks during the due diligence phase.
Regarding the importance of escrow services, Loría is categorical: “It is essential; I do not see such a transaction happening without the protection of the payment guarantee and the traceability of funds by a regulated entity like an escrow”. This practice guarantees the agility and peace of mind that international investors demand today.
Future and Emerging Opportunities
The appetite for new regions is constantly growing. Commercial real estate investment is expanding beyond the traditional hubs of Guanacaste. The expert identifies growing interest in mountain areas with unique cultural resources and, notably, in the South Pacific, where the marine component is once again positioning itself as a strategic attraction for long-term capital.
