From your perspective, and based on your vast experience, what do you consider to be the most significant emerging trends in the real estate market in Costa Rica currently? How are these trends reshaping the sales landscape?
A greater demand is perceived for compact and efficient housing for singles or couples with pets, Pet-friendly properties that include green spaces.
Taking into account the trend towards small families of 3 or 4 members, designs of max 3 rooms. Another important point to highlight is the flexibility of Home Office/Hybrid designs, with amenities that include the development of these types of activities. These factors redefine and modify the creation of new urban spaces.
In such a competitive market, communication is key. How do you believe the communication strategy in the Costa Rican real estate sector should be structured to connect more effectively with the target audience and build trust?
The strategy must combine valuable content (Market data, guides) across the largest number of social networks, combined with personalized attention. Transmitting absolute transparency, and using the largest number of visual tools to transmit our service, and if we can support it with testimonials, much better to generate greater trust.
The key is to be helpful before being a salesperson.
The concept of professionalization of sales teams is increasingly relevant. What does this professionalization imply in the context of real estate sales departments, and how can companies in the Costa Rican real estate sector capitalize on this trend to boost their results?
Professionalization implies continuous training, not only in sales.
Today’s salesperson must be prepared in various areas, (CRM, marketing, automation, social networks, ROI/Capital Gain data analysis, etc.) Specialization in these areas is not expected, but rather a mastery of the marketing areas that concern sales. Companies will be able to capitalize on it by integrating technological tools, specialized training, and performance metrics, aligned with the new behaviors of the digital buyer.
For those agents who are taking their first steps in the industry, the beginning can be challenging. What practical and strategic advice would you offer them to achieve their first sales and establish a solid base in their career?
The first year is vital to specialize in a niche, select and know the geographical area where they will work, if it is close to their area of residence, much better, since they have acquaintances there and master the experience of the area, analyze and know the segment to which the inventory will be dedicated, whether they are economic, medium or Premium properties.
Every objection is a learning experience, so you learn from every contact you have with an interested party.
Measuring progress and results is vital to developing strategies that work in less time. Strategic patience is the best ally.
Focusing on companies in the sector in Costa Rica, what specific strategies do you consider crucial to promote sustainable sales growth and maintain competitiveness in the current market?
Active presence on social networks and digital media is vital.
Developing valuable content both for the real estate community and for clients. The management of a CRM. Production of quality material (Investing in quality photographic and video equipment). Segmentation by niches. Management of valuable data, ROI, Capital Gain, financing methods, among others.
Given the growing foreign investment in the Costa Rican real estate market, how fundamental do you consider the implementation and use of an Escrow service for international buyers? What benefits and guarantees does this service offer?
The Escrow service is fundamental for foreign investment, guaranteeing security for both parties , providing legal certainty by safeguarding the funds until the purpose of the negotiation and contract conditions are met, avoiding cultural and legal misunderstandings between the parties. It provides transparency at every stage, and ensures international regulatory compliance. The cultural change we are experiencing in the country is significant, but little by little, we see how this practice is being adapted in the country; it is an interesting challenge.
