It’s a pleasure to speak with you, Karlen. As the founder of Costa Rica Exclusiva Magazine and a luxury real estate specialist, what attracted you to the sector in 2017, and how did you start connecting properties with your clients’ “vision for life”?

 

My father has been a real estate agent for 20 years, and from an early age, I was inspired by his passion. When I turned 18, I decided to follow in his footsteps and took my first step into the industry. While studying, I had the opportunity to get involved in different areas: commercial, residential, and industrial. That learning helped me gain a more comprehensive view of the market.

In 2023, I decided to focus on the luxury sector. More than just looking for properties, I started listening carefully to my clients’ stories: what they were looking for, what that change represented in their lives. Some want peace, others expansion, others security or inspiration. My job is to translate that vision into a physical space. One they don’t just like, but that represents them. So they feel like they can live their next chapter of life there.

 

You look for properties that offer “more than a place to live.” What unique experiences distinguish these luxury properties in Costa Rica?

 

For me, a luxury property is not defined solely by its price or its finishes, but by how it makes you feel. In Costa Rica, many properties offer more than a place to live; they offer an experience. It could be waking up to an ocean view and the sound of waves, walking among trees in your own garden, or having spaces like infinity pools with mountain views. There is also a very special connection with nature and privacy.

The magazine was born out of the need to offer a more complete service, something that went beyond selling a property.

Costa Rica Exclusiva Magazine serves as a lifestyle and culture guide for those who want to make Costa Rica their new home. It includes properties, of course, but also places, experiences, and practical information that helps both my clients and any reader better integrate into the country. More than just a showcase of properties, the magazine connects with the lifestyle behind them, and that perfectly complements my real estate work. The content that resonates most is the one that inspires: useful tips for living well in Costa Rica and local experiences.

 

What key trends do you observe in the luxury residential market in Costa Rica, especially for international buyers or those looking for an investment with a unique lifestyle?

They are also highly valuing location: places like Santa Teresa, Nosara, Uvita, or Escazú are on the radar for offering that balance between luxury and community.

A clear trend is that international buyers are no longer just looking for a profitable investment, but one that also aligns with their lifestyle and values. Today, there is a lot of interest in properties integrated with nature, with sustainable design, privacy, and spaces that allow for remote work. They are also highly valuing location: places like Santa Teresa, Nosara, Uvita, or Escazú are on the radar for offering that balance between luxury and community. In general, I see a more conscious buyer profile, who seeks quality of life as much as financial return.

 

Helping people find spaces that “feel like them” is very personal. Could you share an example of how you guide a client to find the ideal property for their next chapter?

 

“I don’t want a huge house; I want to feel calm as soon as I open the door.”

Of course, and it’s something I’m very passionate about. One of my skills is learning to listen and read people between the lines; that’s key to guiding them to find the ideal property. I remember a client who was coming out of a difficult phase and told me: “I don’t want a huge house; I want to feel calm as soon as I open the door.” From that moment on, I knew the search was not just about spaces but about emotions. Beyond budgets or the number of rooms, what she was really looking for was a place that would support her in that new stage. That experience made me think of something someone once told me: “This house feels like me.” That phrase stuck with me because it summarizes exactly what I try to achieve with every client: that they find a place they don’t just like, but that represents them.

 

When investing in a new chapter of life, the transaction must be secure and fluid. From your experience in Costa Rican luxury real estate, how do escrow services provide security and peace of mind, ensuring a smooth transition for buyers and sellers?

 

In the luxury sector, where international buyers are involved, trust is everything. That’s why escrow services play a fundamental role, as they offer security for both parties by holding funds with a neutral third party until all conditions of the agreement are met. This provides a great deal of peace of mind, especially for those buying from abroad or who are not familiar with the local legal system. As an agent, my role is to ensure the process is transparent and to guide the client step-by-step, which also involves connecting them with serious and trustworthy escrow providers. In the end, it’s about every person involved in the transaction experiencing their process with security.
