Justin, with over 18 years of experience in the Costa Rican real estate market, what do you consider to be the biggest change or challenge you’ve witnessed during this time, especially in relation to international buyers?
In the last 18 years, the most significant shift has been in buyer expectations and the speed of transactions. When I started, deals moved slower and most foreign buyers relied heavily on in-person visits before making decisions. Now, with digital marketing, virtual tours, and the availability of legal and financial services tailored to foreigners, buyers expect faster closings and complete transparency. The challenge is making sure they understand Costa Rica’s unique legal framework, which is different from what they may be used to in their home country, while still delivering that streamlined, secure experience.
You are known as an expert in helping foreign investors. What fundamental advice would you give to someone who is considering buying property in Costa Rica for the first time?
Work with a reputable agent who understands both the local market and the mindset of international buyers.
Do not skip due diligence, verify the property title, land use, zoning, and access rights. Use an escrow service for all transactions, and hire an independent attorney who represents only your interests. Most importantly, buy with your head, not just your heart. Costa Rica is beautiful everywhere, but location, infrastructure, and legal clarity will determine your long-term success.
As co-owner of KW Costa Investing and having achieved “Top Producer” status in just six months, what do you believe was the key to achieving this success so quickly in a competitive market?
It came down to positioning, speed, and relationships. I hit the ground running with a clear marketing strategy targeting both luxury buyers and investors, built a strong social media presence, and leveraged my 18 plus years of contacts. I also closed deals quickly by keeping my processes tight, with clear communication, proactive follow up, and anticipating client needs before they even asked. I applied the Keller Williams models to structure my approach and maximize efficiency.
My wife and business partner, Evelyn, and I work together as a team every day, and she is truly 80 percent of our success.
The real estate market can be complex, especially for those unfamiliar with local laws and processes. In your experience, what role do third-party services, such as escrow accounts, play in providing security and confidence to foreign investors in their transactions?
Escrow is not optional, it’s essential.
It protects both the buyer and the seller by holding funds securely until all legal conditions are met. For foreign investors, it removes uncertainty and prevents missteps in a legal system they may not fully understand. It also adds credibility to the transaction, especially when multiple parties are involved internationally.
Beyond transactions, you focus on building long-term relationships with your clients. Could you share a story or experience that exemplifies the importance of this philosophy in your daily work?
When I first started in real estate, I did not know my way around the market very well, so I focused on getting to know one specific project. That project was Avalon Country Club in Santa Ana, back when it was just a finca with cows walking around.
I would drive clients there and confidently point to different areas, describing what was planned “that hillside with the tree will be where the clubhouse goes,” “up on that hill there will be residences,” “down here there will be a pond.”
It was about building trust, showing that what we promised would actually happen. I also had to place that same trust in the developer, and in the end, it paid off. The clients purchased at a great pre-construction price that appreciated significantly. Eventually, they were able to trade that property for a large ocean view farm, which I then helped them develop, build houses on, and potentially, in the future, sell.
This relationship has now spanned more than 15 years of continuous work and negotiation. Along the way, I also helped them rent out their Avalon condo on long term contracts at an excellent income. It has been a complete, ongoing relationship that covers every stage of ownership purchase, rental, trade, development, construction, and potentially resale all based on the trust we built from the very beginning.
