Costa Rica Real Estate: Design, Value, and Future with Sebastián Molina

Design, Value, and Future with Sebastián Molina

The Costa Rica Real Estate market is a vibrant ecosystem that goes far beyond the simple buying and selling of properties; it is about human stories, vision, and trust. To delve deeper into this perspective, we spoke with Sebastián Molina, a professional whose career fuses two passionate worlds: design and Real Estate. Below, we explore his vision on how architecture, correct management, and security tools like Escrow elevate the standard of investment in the country.

Inspiration and Trajectory: An Organic Fusion

For Sebastián, entering the world of Costa Rica Real Estate was not strategically planned, but rather an organic discovery. While he was still in university working as a designer, he had the opportunity to remodel a client’s house who was preparing it for sale.

She, with a lifetime of experience in the sector, shared her experiences with him. “What caught my attention the most was the human part of connecting with people, generating trust, and accompanying them in important decisions,” says Molina. It was there that he understood that both areas complement each other perfectly: design allows him to see the potential of spaces, while real estate work allows him to help people materialize life projects.

Design and Value in the Real Estate Market

In a competitive market, aesthetics and functionality play a crucial role. According to Molina, design has a direct impact on how a property is perceived and valued within the Costa Rica Real Estate offer.

“Often, a buyer sees only what is in front of them, but the real value is often in what the property can become, in its possibilities,” he explains. His contribution lies in translating those design possibilities into tangible value.

Specifically in the southern zone of the country, essential elements to stand out include leveraging the natural surroundings and integrating design without imposing it. Molina emphasizes that the landscape must be understood as something essential and not optional, given that we are in a zone of exuberant vegetation and diverse microclimates. Trends point towards better-planned residential projects and commercial and industrial growth with identity and coherence with the environment.

“I think we are in time to build with identity, sustainably, and very importantly, being consistent with the natural environment”.

Projects and Challenges in Management

Asset management is another fundamental pillar for sustaining value in Costa Rica Real Estate. Molina points out that property administration goes far beyond “putting up a sign and collecting rent”.

It implies financial management, preventive maintenance, human treatment, and a long-term vision. His advice for owners is to view administration as an essential part of the investment, not as an expense, since good management ensures the property remains competitive and generates peace of mind.

The Role of Trust and Escrow

At Pura Vida Escrow & Trust, we fully agree with Sebastián when he states that trust is fundamental. When asked about the importance of services like Escrow, his answer was decisive: it is “extremely important”.

“We must remember that we are in a field where not only properties or money are at stake, but also dreams, savings, work, the entire life of a person, family, or company,” highlights Molina.

The use of Escrow brings transparency, security, and order, facilitating processes for buyers and sellers, especially in international transactions or when the parties do not know each other. This is vital for elevating the standard of Costa Rica Real Estate.

Looking Toward the Future of the Southern Zone

Sebastián visualizes enormous potential in the southern zone that he feels has not yet been exploited as it should. With privileged nature and development that is just beginning to take shape on a large scale, opportunities lie in developing with projection and respect for the environment.

However, he identifies a key challenge: the need for an updated and visionary Regulatory Plan that allows for orderly growth.

“The opportunities lie in developing with projection, respecting and leveraging the environment, and adding value to the community”.

To close, Molina offers valuable advice to young designers and agents starting their careers: “Fall in love with genuinely connecting with different people every day and be 100% honest in what you do”. Honesty and transparency are fundamental for everything to flow in the best way.
